PRIOR TO TRUSTEE SALE The initial step in the REO property management process is the Broker Price Opinion, or BPO. The Orion Group International REO Division can provide your financial institution with an accurate opinion of the property condition. During this process we use comparable properties located in close proximity to the subject property. This will aid in the process of determining whether it is cost effective to acquire the property at trustee sale.
Cash for Keys
The Orion Group International REO Division will orchestrate the cash for keys process. Once all parties invloved have agreed to the relocation program and cash incentive. The Orion Group International REO Division will facilitate the signing of all agreements and inspection to insure property has been left in Broom Clean Condition. After which The Orion Group International REO Division will have the occupants sign a cash for keys release agreement. Should said occupants adhere to all executed agreements, The Orion Group International REO Division will secure all keys, remotes etc. and release said cash incentive to occupants.
PROPERTY ACQUISITION AND ASSESSMENT Once your financial institution has acquired ownership of the property through trustee sale, The Orion Group International REO Division can facilitate the process of current resident eviction, if required. Once the property is vacated we will instruct a contractor to rekey, post NoTrespassing signs and secure the property to prevent unauthorized entry and vandalism. At this time we and our contractors will complete a visual inspection of the interior to assess and note damage, safety concerns and detrimental environmental conditions.
PRIOR TO MARKETING Many properties that the The Orion Group International REO Division list are in need of repair or minor renovations. Necessary repairs and renovations can help some properties sell in less time for a higher price. We will make recommendations regarding appropriate repairs and acquire up to four bids for your review. For other properties, selling in as-is condition is economically justified. For these properties, any repairs will be for basic preservation and remedy of unsafe conditions.
MARKETING THE PROPERTY During the marketing of the property, The Orion Group International REO Division uses several well proven methods of marketing. The most basic is the posting of a For Sale sign on the property. Additionally, we enter all foreclosed and REO properties into the local MLS database. We utilize newspapers, local homes magazine and bench ads for advertisement. Each month we distribute our REO list to our network of local agents, investors and owner-occupant buyers as well as post listings on the Internet.
SALE OF THE PROPERTY The Orion Group International REO Division will negotiate all bids according to your instructions. We will keep you fully informed at all times during the negotiations. We will contact you only when the proper sales agreements, addendums and your required paperwork and instructions are completed. Once the sales agreements are accepted by both you and the buyers, we can assist you in the closing process. We can recommend local closing title companies, attorneys or work with your designated attorneys.
